To go in Real estate (or not!)?

I've thought many times about buying an appartment building to diversify my revenue stream. I haven't made the jump yet. I was wondering if doing it in partnership with somebody would make the first step seem less steep or if it would just make the whole operation more difficult ...

what are your thoughts on the subject?

partnering with someone might be desirable to lessen the costs, but if it's with a family member or friend, if the deal goes sour, so does the relationship.

I'm against partnering in general if it can be avoided. Its like a marriage (more then 50% of marriages end in divorce) and can be just as painful during the break-up.

What about buying an investment condo or single-family home and learning with training wheels on instead of jumping right into an apartment building?
